Common mistakes I still see
I’m the quality and brand compliance manager for a commercial cleaning equipment manufacturer. I review every deliverable before it ships—roughly 200 units a year. In 2025, I rejected 11% of first deliveries. Not because our factory is careless. Because that’s my job.
Most buyers find us through the right search. Some arrive by accident. They type “comac c919 list price” or “comac c929 price” because the name Comac also appears on a line of commercial aircraft. We don’t build planes. We build floor scrubbers, floor sweepers, and dust collection systems for warehouses, factories, and service facilities. Use this checklist for hard floors: concrete, epoxy, tile, or sealed surfaces. It fits warehouses, distribution centers, workshops, and parking garages above roughly 1,000 m². If your site is smaller, this list is heavier than you need, but it will still help you ask better questions.
It does not apply to carpet, unsealed wood, or outdoor terrain. A machine that works in a warehouse can still be wrong for a food zone or a cleanroom. No checklist replaces a conversation with someone who has seen your floor.

1. Verify the manufacturer before you trust the label
When you search by a listing name like “hhq floor scrubber,” you see the category, not the manufacturer. That code tells you very little about who actually built the machine. I check the serial number, the model code on the compliance plate, and whether the supplier can explain the machine’s origin. If they can’t, that’s a red flag.
In my first year in this role, I made a classic mistake: I approved a delivery because the machine looked identical to one we had tested. It was not identical. The charger was a third-party replacement, and it caused a $600 battery failure. The lesson stuck—verify the actual identity, then make the trust decision.
2. Write a load profile, not just a wish list
Starting with “I want a big machine with long runtime” is the fastest way to buy the wrong scrubber. Start with the floor instead.
List your floor type, area, aisle width, ramp slopes, drainage points, residue types, shift length, and noise limits. “I want a lot of runtime” is not a spec. “The machine must clean 4,500 m² per shift with two 15-minute breaks and handle a 3% ramp” is a spec.
The spec sheet may say “maximum slope 5%,” but it does not tell you whether the machine will climb a 4.5% ramp with a full tank, worn brushes, and a cautious operator. It won’t. I learned this after watching a machine stop halfway up a parking garage ramp. Now every specification we write includes a real, loaded slope test.
3. Demand a live dry-time test
The most common question we get is exactly: “is it quick-drying floor cleaning machine?”
The brochure answer is usually a theoretical capacity. The real answer is: it depends on the squeegee width, the squeegee blade condition, and the floor itself. A machine that dries quickly on smooth epoxy can still leave a slip hazard on concrete with oil residue.
In our Q1 2024 quality audit, we tested seven machines over the same dirty concrete floor. The difference in residual moisture was striking. None of the machines failed. But the machine that dried fastest was not the most expensive, and not the one with the biggest battery. It was the one whose squeegee setup matched the floor. That’s why I ask suppliers for a live dry-time test. Mark an area, spray it with water, run the machine, and watch the surface. Ten minutes of demo beats any brochure table.
4. Tally the total cost, not just the list price
“List price” is where the conversation starts, not where it ends. In our purchasing reviews, the biggest hidden costs are battery replacements, downtime waiting for spare parts, and operator retraining after a machine becomes unreliable.
Ask for a few things before you sign:
- a recommended spare-parts kit with prices
- an average lead time for a spare part
- the service fee structure for the first two years
- the battery-and-charger package as a matched set, not as separate afterthoughts
If the supplier can’t give you a lead time for a part, you’re not buying a machine; you’re buying a promise. A promise is not a spec. Write the service lead time into the contract.
5. Choose the brush system, not the color
A customer once asked for “a red floor scrubber” because their forklifts were red. Red is fine. Color is great for fleet visibility. But it’s not a spec.
Disk brushes are the usual default. Roller brushes handle rough surfaces where tire marks are embedded in the concrete. Brush material matters even more: too stiff a brush can leave swirl marks on painted or polished concrete. I’ve rejected batches where the brush specification was changed “just slightly” without approval. The visual difference was tiny. The result on a painted floor was not.
6. Match the charger to the battery, not just to the voltage
Batteries and chargers are a paired system. If the charger is not matched to the battery management system, runtime suffers—or the battery fails early. This is easy to miss if you buy the machine and charger from different vendors.
I once saw a delivery where a lithium battery was paired with a lead-acid charger because “it’s the same voltage.” The symptoms: the meter showed full after charging, but the machine went from 100% to 40% in thirty minutes. Correcting it required a new charger and a battery warranty claim. The machine sat dead for a week.
Specify the whole power package as one line item, and test a full shift, not just a short empty-tank run.
7. Write acceptance criteria into the purchase order
If you don’t define what “good” means, you’ll get whatever the factory decides is good enough. That applies to any equipment purchase.
Put in writing what a passing test looks like: the machine must complete the live dry-time test, climb the ramp at full load, run a full shift with the specified battery, and use only the approved spare-parts list. When those criteria are in the purchase order, the supplier has no reason to argue after delivery.
Common mistakes I still see
- Buying the biggest machine you can fit through the door. Bigger is not always faster. In tight aisles, it’s often slower.
- Skipping the demo because “we have the same model already.” The model number can be identical while the factory’s quality control is not.
- Forgetting operator training. A machine with six cleaning programs is only as good as the operator’s willingness to use them.
- Ignoring the floor after the first three months. A machine that worked on fresh epoxy needs a different brush when the epoxy starts to wear.
One honest note: there is no single “best” Comac floor scrubber. There is a machine that matches your facility, your operator, and your maintenance schedule. If a salesperson asks about your floor first, listen. If they quote you a price without asking anything about your floor, wait.
